Belltown Hill Orchards is the place to pick seasonal produce; apples, blueberries, cherries, peaches. From downtown East Hampton you can hike or bike the scenic Air Line Trail State Park. Plan a date night with dinner at the Gelston House followed by a show at the historic Goodspeed Opera House on the CT River. Dine, shop and try your luck at Mohegan Sun Casino. End a day of antiquing at The Shops at Marlborough Barn with a meal from Sadler’s Ordinary. Sadler’s fresh baked bread and comfort food selections are sure to please.

Lakeside Ferns is my family’s vacation home, opened to HomeAway families in July 2015. The home is located on Spellmans Point of Lake Pocotopaug and has 50 feet of private water frontage. Our selection of furnishings, bedding and appliances/accessories were chosen to provide guests with all the comforts of home. Efforts have been made to create an allergen reduced environment which includes maintenance of the air filters in the heat/air conditioning system and having each bed mattress, box spring and pillow encased in a dust mite, bed bug, allergen reducing protector. All linens are laundered using Charlie’s Soap which is a hypoallergenic, non-toxic and safe for the environment laundry detergent. Two Himalayan salt lamps. Amenities include Tervis tumbler cups and Hydro Flask stainless steel pint glasses to keep your beverages cold on hot summer days. The home has WiFi, cable tv in 3 rooms, a wood burning fireplace, Keurig coffee machine, Mr. Coffee machine, Ninja blender, iron/steamer, hairdryers, washer and dryer, canoe, sit on top kayaks (individual and 2 person), paddleboat, life vests and lake towels.
The home has 3 bedrooms and 2 bathrooms. Each bedroom has a King size bed with luxury pillow top mattress, 750 thread count sheets and allergen reducing bedding. There is a laundry closet in the first floor bathroom stocked with Charlie’s Laundry powder and Tide color catcher laundry sheets.
The first floor bedroom, the Red Fern room, includes a 32″ Sharp smart tv, Samsung dvd player and basic cable channels. Two bedrooms on the second floor have lake views. The Boston Fern room is the master bedroom with a 50″ smart tv, Blu ray player and basic cable television channels. This bedroom has direct access to the upstairs bathroom. The Maidenhair Fern room is also on the second floor. This room has a lake view and small patio facing the lakeside. Along with the King size bed there is a twin bunk bed suitable for 2 children. The Maidenhair Fern room is perfect for parents who want to share a room with their two small children or for a kid’s room only. Two additional (rollaway) beds can be added if requested for small children.
The first floor bathroom has a bathtub/shower combination and closet which contains the washer and dryer. Also in this bathroom you will find a hairdryer, soap and shampoo, hand held steamer, iron with ironing board, basic cleaning supplies, and toiletries. Four sets of bath towels are located in the downstairs bathroom.
The second floor bathroom has a stall shower and claw foot bath tub. Start up quantities of soap, shampoo, facial tissue and toilet paper are provided. Twelve sets of bath towels are located in the upstairs bathroom. Step stools for younger guests needing to reach the sinks are located in the cabinets under the sinks in both bathrooms.
The kitchen has a dishwasher, gas stove and oven, microwave, refrigerator with ice maker, toaster, Mr. Coffee and Keurig k-cup coffee machine, blender, crock pots (3 and 6 quart), knives, Cuisinart pots and pans, silverware, glassware, Tervis tumblers and wine glasses for outdoor use, Hydro Flask stainless steel pint glasses and dishes for 16. Start up kitchen supplies include dish detergent, sponge, dishwasher packets, trash bags, ziplock bags, tea, sugar, a variety of k-cup coffees, Mr. Coffee filters, and basic spices.
There are two outdoor Weber grills to choose from. For those who enjoy the charcoal grilled flavor, there is a charcoal grill which comes with a startup supply of charcoal bricks, lighter fluid, matches, grilling utensils, ash bucket and wire brush for cleaning. If you prefer convenience, there is a propane grill. A portable Igloo day trip cooler and larger cooler are available for use during your stay.
On the lakeside patio is seating for 8. There is a deck box with PFDs ranging from infant size to XL adult. From May – September a canoe, kayak and paddle boat are available for use. Outside of these peak season months the kayaks and canoe can be made available upon request.
Lakeside Ferns can accommodate up to 8 guests and is best suited for 6 adults and 2 children or any combination of groups with no more than 6 adults and any number of children so long as the total people does not exceed 8. The home is a vacation rental only. Events such as weddings, reunions, graduation and house parties are not permitted on the property.

If you are wondering why the rate you are viewing is higher than the rate you see on the listing, it is due to variable rates used to maximize occupancy. The key to sharing this home with as many travelers as possible and keeping the home frequently booked is by establishing a pricing strategy that makes a stay affordable and at a value to as many travelers as possible. Although the home accommodates up to 8 people, I don’t want to exclude the single traveler, couple, or small family. If I set just one flat rate, it would likely be too expensive for the single person or couple and a total steal for a group of eight! With variable rates the price per night may seem really low but then increases with additional guests. If you divide the total rate by the number of guests, I promise the per night fee per guest is a value for the experience you receive!
